Most roofs give warning signs years before they fail. Here is what to look for, from the ground and from the attic.
From the ground
- Age. Standard shingles in Texas heat often last 15–20 years.
- Granules in the gutters. Shingles shed their protective granules as they wear out.
- Curling or cupped shingles. Heat and age make edges lift.
- Missing shingles. One or two is a repair; many across slopes is a pattern.
- Dark streaks or bare spots. Often worn granules, sometimes algae.
- Sagging lines. A wavy roofline can mean decking or structure problems.
From inside
- Ceiling stains.
- Daylight through the attic boards.
- Damp insulation or a musty smell.
- High cooling bills from poor ventilation or a hot attic.
Repair or replace?
One or two of these signs in one area usually means a repair. Several signs across the roof, plus age, usually means replacement. A FREE drone scan shows you the whole roof without anyone guessing.
