What is roof decking, and when does it need replacing?

Decking (also called sheathing) is the plywood or OSB boards your shingles are nailed to.

When it needs replacing

Rot from long-term leaks
Soft or spongy spots when walked on
Delamination from moisture
Wide gaps in old plank decking

During a replacement

We check every board after tear-off and replace bad decking before the new roof goes on. On insurance jobs, damaged decking is documented with photos.
